The concept behind the plan was to have 4 linear zones, starting with the veranda ideally facing north, then the open plan living areas opening onto the deck, then the service core containing storage and bathrooms with high level south facing windows, then finally the 4 bedrooms including the master bedroom with ensuite and walk in robe.
The ideally north facing deck features a upward sloping roof to let plenty of light into the living areas and sloping timber posts as a design feature.
The deck allows the living areas to connect with the garden and provides a wonderful outdoor living space.
The central wet areas have high level windows to allow ambient light into the spaces and a sense of connection to the sky better than skylights, also allowing potential natural ventilation to these spaces.
The cross section shows how the raked ceilings give a sense of openness to the living areas, much more so than if the ceilings were flat. The construction is simple timber framing with comfortable spans so the structure doesn’t cost too much.
The living areas are open plan, with the areas flowing easily from one to the other via the central kitchen. Open yet also providing separate living area options.
The house is large enough for a family to comfortably live in without being on top of each other yet it is also cleverly designed to not waste any space. The WC is separate to the bathroom to double up as a powder room handy to the living areas. The Fitzroy design should fit on the average suburban block of land.
The floor area is 163 sq m, decks 43.7 sq m and garage 38.2 sq m.
Based on estimated square metre rates of $1200 – $1800 for internal areas and covered decks, $900 – $1200 for garages and $700 – $1000 for uncovered decks, this house could cost in the range of $282,420.00 to $417,900.00, depending on site conditions, level of fittings and fixtures and your local building market.
